What’s your view on buying Spanish property

Our observations on the Spanish property market

Two main factors have affected people making decisions on buying in Spain recently:

  • the effects of Brexit
  • the arrival of the pandemic

Both raised questions about the short and long term property values in the minds of potential buyers and sellers.

The impact of Brexit is now understood and for those wanting a holiday home, it is small. For those wishing to retire, relocate or spend extended periods in the country, there are new factors to consider.

The pandemic, however, has halted plans for all but those brave enough to buy on the strength of a video tour. We are all hoping it’s influence will continue to reduce and we will be able to largely forget about it soon.

We travelled on business to Spain’s Costa Blanca earlier in the summer. It was a less crowded and quieter environment than normal in June. The majority of bars and restaurants were open and pleased to welcome us. The nationality mix was different than in normal times. Visitors from Scandinavia, Belgium and France exceeded those from the United Kingdom. Whilst it was noticeable how many Spanish tourists were around.

Our agents told us sales of properties had recovered significantly. However, buyers were mainly from continental Europe and elsewhere in Spain rather. There has been particular interested at the top and bottom of the market. Consequently, despite the absence of the British prices had held up well.

Murcia is a region and province situated in the south eastern part of Spain. It benefits from a Mediterranean coastline known as The Costa Calida, stretches along some 250kms of sun kissed beaches. If you explore inland you will be greeted by orchards, vineyards, olive groves as agriculture is a important element of the regions economy. The region also has glorious medieval castles steeped in history. It has quaint hillside villages to wander through cobbled streets where you can drink in the Spanish way of life.

The lively university town of Murcia is the region’s capital. With a beautiful baroque façade cathedral in the town centre alongside bars, restaurants and shopping thoroughfares make it a vibrant place to visit time and time again.


International travellers can fly into Covera airport. It serves the coastal resorts of Alcazares, Lo Pagan, Mazarron, Santiago de la Ribera, La Manga and the historical Cartagena. Alicante airport is also available although a slightly longer journey time.

The Property market


Market value rose in 4 coastal municipalities and sales figures increased in Águilas

Leading Spanish property valuation firm Tinsa has published its review of the market in coastal regions of Spain during the first quarter of 2021. conclused that, in general terms, the market for holiday homes and second residences resisted the effects of the Covid pandemic better than the market for main residencies during the first year of the coronavirus crisis.

The Tinsa reports compares sales figures and the market value of property in the first three months of 2021 with the same period last year, which mostly preceded the first coronavirus lockdown in Spain on 14th March 2020. As a result, it is feasible to expect a drop in the 2021 figures due to the tightening of pandemic restrictions in the New Year. However, it seems that in coastal areas this is far less marked than further inland and in major cities.

The Region of Murcia is a case in point. According to Tinsa, the market value of residential property in the Region as a whole has dropped by 4.4 per cent, but the opposite is the case in various coastal municipalities with increases observed in Águilas (+9.8 per cent), Lorca (+5.3 per cent), Cartagena (+1.5 per cent) and San Javier (+1.4 per cent).

Minimal downward trends are reported in Mazarrón (-1.1 per cent) and Los Alcázares (-2.2 per cent), and only in La Unión (-4.5 per cent) and San Pedro del Pinatar (-7.2 per cent) is the drop more pronounced than the regional average.

Sales in the Costa Cálida stabilize close to pre-pandemic levels

Although the coronavirus pandemic is far from over it appears that the effect of the initial wave of infection on the Murcia property market has worn off and sales have returned to pre-pandemic levels.


Our Experience of travelling to Spain – June 2021

We had to travel to Spain for business and to check on our 2nd home recently. This is briefly is our experience.

Airport – UK

Setting out for Spain we decided to  allow a little more time than usual to get through check in and security at Gatwick. We had completed the extra forms for travelling to Spain and the Easyjet staff were on hand to check these when were at the bag drop stage. The airport itself was very quiet for early June.

Arriving at Alicante airport we  passed through the automatic passport readers and then waited for the border control staff to check and date stamp the passport as well.

Out and About

The standard Covid protocols regarding washing hands, using hand sanitizers, social distancing and wearing masks in shops all applied and now seems like second nature and the norm.  Walking outside in Spain we were  also required to  wear a mask, however the good news from 26th June 2021 in the Alicante/Valencia region this is no longer required. From personal experience this was the most difficult restriction, particularly, in hot temperatures and if climbing up steep inclines or steps. So this felt a relief and it was quite liberating to walk in the sunshine without a mask.

Most of bars and restaurants are open and appreciate and welcome the business, visitors and residents alike. Although we travelled in Summer early June and stayed for 3 weeks, it felt more like early Spring with the amount of people in the area. The plus side of things was the beaches were less crowded. Water sports were available on some beaches, with life guards in evidence on the main beaches on Orihuela Costa in Alicante Province.

We took a coach trip as theses trips are now being offered and the programme of events are opening up now for the summer. Our trip took us to the old of Caravaca a holy town (the town of the Cross), followed by Calasparra with the River Segura flowing by and the stunning Sanctuary OUR LADY OF HOPE to see.

Our journey home

It was necessary to take a antigen test to return home to the UK. After speaking to our neighbours we had 2 venues to choose from and more may come on stream in the future. We choose IMED based in Torrevieja and decided to pre book appointments on line. The service was efficient and our results arrived with 30 mins.  We took the opportunity to walk into town and visit the marina and take some lunch. We then took a slow stroll along the coast for 1.5 hour walk back to Orihuela Costa stopping off for liquid refreshment at the Nautilus at Punta Prima on way home.

The 2 day and 8 day tests required were booked on line choosing from a list of providers on the government website – Spain.  We completed the Passenger Locator Form as required to get back into the UK.  We needed our flight and passport details to complete this as well as the reference for the 2 and 8 day tests.

Upon returning to the UK we passed through the automatic passport control gates and onto baggage reclaim. The data required is held on the passenger  locator form and avoids any further checks, it seems.

Our 2nd and 8th day tests had been delivered when we arrived home. We received the result of our 2nd day test by email 2 days after we posted it. We are due to take our 8th day test now and have both received calls each from NHS track and trace to check.we are doing them. 

It was a trip with lots of forms and tests. However, it was worth the extra effort.
